Pre-purchase timber pest inspections

Our highly skilled and experienced pest inspectors will undertake your pre-purchase timber pest inspection in accordance with the Australian standard AS 4349.3 – 2010 for pest inspections.

The equipment recommended in the pest inspection standard AS 4349.3 – 2010, is a sound tapping device and a moisture meter.

  • Tapping device
    Soft timbers are tapped to identify termite damage by sound. e.g. window frames, skirting and door jambs.
  • Moisture meter
    A moisture meter is used to assess internal wall cavities and exposed timbers for high levels of moisture. High moisture areas may attract or contain termite activity. If high moisture readings are detected then that area will be assessed further for termite activity.

Our pest inspectors are also equipped with; sensitive movement detectors, listening devices and thermal imaging cameras. There is no additional cost for thermal imaging.

All areas of the property will be inspected for termites and timber pests including the interior and exterior timbers, the roof void, sub-floors, decks & pergolas, out-buildings, garages, trees, retaining walls and fences.

        Our pest inspectors will be looking for:

  • Termite activity, evidence of current & previous termite damage.
  • Damage from wood rot or fungal decay in timber structures.
  • Evidence of timber borers and damage due to timber borers.
  • Any other conditions that may be conducive to termite attack or wood rot.

After your inspection, our pest inspector will inform you of his findings and whether any further termite management or termite treatment is required to protect the property.

Our pest inspectors will provide you with a “Timber pest inspection agreement” prior to your inspection, as is required in the Australian Standard AS 4349.3 – 2010.

Our pest inspectors have Professional Indemnity and Public Liability insurance for your added protection.

Pest Inspection Reports

All pest inspection reports are in accordance with current Australian standards AS 4349.3 – 2010 and are covered by Professional Indemnity Insurance for your added protection.

We provide professional and comprehensive reports to our clients or their solicitor/conveyancer within 24 hours of the inspection. Urgent reports can be made available earlier if requested. Our inspectors are happy to call you and provide you with a verbal report to meet your urgent deadline prior to providing your written report.

Our inspectors are happy to personally discuss your reports with you after you receive them and answer any of your concerns. Pest Inspection Reports can be sent to you via e-mail, fax or express mail.

About thermal imaging cameras

Thermal-imaging-camera-building-inspection-gold-coastThermal imaging cameras/infrared cameras are not part of the recommended equipment for termite detection under the Australian Standards for timber pests.

Thermal imaging cameras can not be used as a stand alone method for the detection of termites. This is because they produce unreliable readings in our hot Queensland environment. For accurate readings thermal imaging cameras need to be used in a climate controlled environment.

Thermal imaging cameras cannot read through mirrors, tiles, baths etc. They are however, a very useful piece of equipment for a pest inspector and may assist in locating termite sub nests and areas where high moisture levels are present.

Arranging an Invasive Pest Inspection

Invasive pest inspections may be recommended in your reports if live termite activity is detected during your pest inspection or if high moisture readings are recorded. This may require a small area of timber or some plasterboard to be removed to view the extent of the termite damage or moisture problem.

You will need to seek permission from the current owner of the property before an invasive inspection can be undertaken. This is because you do not own the property as yet and there will be costs involved to remove and repair areas that need to be exposed for the inspection. The services of a licensed builder may also be required to ensure the structural integrity of the building is safe while invasive pest inspections are taking place.

We highly recommend that you follow through on ALL recommendations made in your reports for further inspections prior to purchasing a property.
