Pre-Purchase Pest inspections, Termite inspections & termite management

Building inspections

Our building inspector will undertake a visual inspection of the property looking for major and minor defects, cracking, maintenance and safety issues. You are welcome to walk around with him while he is doing this and he can explain his findings to you at the time. He will compare the property with that of similar age and construction  that has been properly maintained.

We provide building inspection agreements between our clients and ourselves that outline the type of inspection to be undertaken and also the scope of that inspection. An agreement must be provided to our clients under the Australian Standard 4349.1 for building inspections in QLD.  Your agreement can be easily returned to us by using our  quick  'Submit Agreement'  form.

Reports

All reports and inspections meet the current Australian standards 4349.1 for Building inspections & 4349.3 for Pest inspections and are covered by Professional Indemnity and Public Liability Insurance for your protection.

Professional and comprehensive reports are provided to our clients or their solicitor within 24 hours. Urgent reports can be made available earlier if needed. Our inspectors are happy to discuss your reports with you after you receive them or if you are unable to attend your inspection.

Reports can be sent via e-mail, fax or express mail. If you can attend your inspection you will also be given a verbal report by our inspectors while still at the property.

 
Pest inspections

Our pest inspectors will undertake your pre-purchase timber pest inspection in accordance with AS 4349.3 - 2010 the Australian standard for termite and timber pest detection when purchasing a property. This standard recommends that a sounding device (donger) be used to identify timbers softened by termite damage. It also recommends the use of an electronic moisture reading meter to identify moisture created by termites and any other high moisture areas within a home.

All areas of a property will be inspected for termites and timber pests including the interior and exterior timbers and the roof void, sub-floors, out-buildings, garages, trees, retaining walls and fences. Our pest inspector will inform you of the current termite protection, any termite damage or activity found and what termite management is required to protect the property. Our pest inspectors are eqipped with all the latest termite detecting equipment including thermal imaging cameras.

Invasive pest inspections may be recommended in your reports if live termite activity is detected or if high moisture readings are recorded. This may require a small area of timber or plasterboard to be removed. Permission from the property owner is required before an invasive termite inspection can be done.

 
Termite Inspections and Termite Management services

Our pest inspectors need to be highly experienced and trained to be able undertake our pre-purchase inspections. If you have found live termites don't panic. Please leave the termites undisturbed so they don't relocate elsewhere in your property. If left in their dark environment and location it will make it easier for our inspector to identify their species. This will help the inspector quickly locate their colony. Cover the area and damaged timbers with masking tape or something similar and protect the area until our inspector arrives. Do not spray the termites with household or other sprays.

Our inspector will undertake a complete and thorough inspection of your property and then go over what treatment will be required to destroy the termites and protect your property from future attack. Our inspectors are equipped with the latest in termite detecting equipment and all products are safe for your family, pets and the environment.

The Australian standards recommend that all properties in Queensland have a termite inspection undertaken at least every 12 months as we are located in a high termite risk area. If your property adjoins bushland, termite inspections may be recommended more often.
